Hello,

I am here because I need help of people who living in Japan.

Since 2 years I am living in Japan with my wife (japanese) at family house. We wanted to move to our own apartement and found a lot, cheap and really good.

But, a problem I didn't expect came to me: I am a foreigner

外人。。。 From all apartment I asked, I cannot get one because owner don't want a foreigner. We have money, work, guarantor.

This is really hard and sad when you hear that... Now I am getting tired of that...

I would like to ask you if there is any service, lawyer (saiban) against that racism.

We really need to move for work because changing location but because of that, life and money will become really difficult.

I have several friends who had the same problem and just go to the next real agency, there are more than convenient store.

You can also ask here :

Ask to your wife to send an e mail with your requirement to real agencies (apaman, able, chintai etc...) and precising "my husband is a foreigner".
Your wife can also avoid to tell about you lol

I know how much it's hard and it takes time but don't give up!

You should tell your wife to search instead of you ! She would just say that she's married with two children and not tell them that her husband is a foreigner.
Anyway, you should try more, some people have found !
If you really don't find, maybe you should try at agencies that propose appartments for foreigners like this : http://www.tokyorent.com/mikan/apartments.html
They have some big appartments, and they are not so expensive.

Thank you for your answer ! Lol yeah everything should be for her and don't talk about me as "foreigner husband" just as "husband" and I should not go to the agency.

Last Agency was エイブル, we also did chintai (but I guess it's same). I sign and put date to all papers, read contract, anything need to do, was going to pay the (unjustified) big money to go inside apartment for finally, owner say no.

I am gonna check those websites, thank you again for your help and support !

It happens at some local real estate agencies, but there are currently many foreigners living in Tokyo and suburbs, and more and more of the big agencies tend to accept to rent to foreigners. However it is often recommended to take an appointment by phone saying that you are foreigner before to show up at the agency.
If you really get stuck you can try one of the agencies who explicitly advertise for foreigners. You can find a good list of such agencies on this website:

Effectively, pretty hard to find an apartment when you are foreigner.
In my opinion, the best thing to do is to let your wife go for a real agency but alone !
She can get an apartment without you, I'm fairly sure about this.
However, what kind of apartment she will have ? That's is next question to be solved..

Because maybe her salary is not enough high to endure all charges about the apartment you really want to.
Basically, two salary are required to get a convenient house and unfortunately,
she'll have to mention your name..Most of foreign guys are presently in this situation, no one have the perfect solution,
the best solution you have is to hang on and keep looking for...

I'm not sure you can actually have a legal course of action there, nor whether it's actually illegal to discriminate against foreigners when choosing your tenant. After all, many apartments ads have conditions such as "women only", "no sex industry workers", "no elderly", "no children/families", "no music instruments", etc.

In my experience, it's almost impossible to change a landlord's mind when they're set on "no foreigners". I've seen real estate agents call them in front of me, and they wouldn't even want to hear my details, even though I had good points for me (female, speaking JP, long JP experience, good job etc).

Your wife can go apartment-hunting alone, but there will be a point where you need to confront the matter eventually. Going WITH your wife would surely help, though.

Personally, I'd say try to avoid chains and agencies that are not directly in contact with landlords (ie intermediaries), like the ones you find near big train stations. I've succeeded using a local agency that's the biggest in my neighbourhood and that pretty much knows every building around. They knew the landlords well and were able to pledge my case explaining how my company is serious, etc. I got 0 "foreigner refusals" on the apartments I wanted to check out, and they were very nice with me.

In recent years, many Japanese landlords prefer using insurance companies rather than a guarantor (proven to not be as reliable as they used to be). When they choose to do so, this means they have less reasons be wary of foreign tenants, because in the event the foreigner didn't pay, you'd have the company cover it just like a Japanese person. You could try to aim for those apartments (保証人不要) as well as try for areas with less market competition - some landlords will accept to 'discuss' a foreign tenant when their place has been vacant for a long time. It's not uncommon for apartments to stay vacant for a year here in Tokyo.
On the contrary, I've had nothing but bad experiences with apartments that specified "Foreigners OK" (usually really dirty apartments, or with a weird room placement, or a huge flaw such as sound issues, etc.), and agencies for foreigners tend to overprice, it seems.

I know a few foreign people who've been able to rent with Able, so I'm sure you just need to keep trying. The best offers might be harder to get. Show your good will and seriousness, and keep trying!

As Eve said, Able is quite good and they have their own network. My friends got an apartment with this agency and I went there too. Soon I found a nice a place and I could also avoid to pay the stupid contract renewal fees.
By the way, Able fees it's half a month Exclamation

Hello everyone !

Thanks again for your help !

So I come to keep you update about my quest for an apartment in Tokyo...

Still not find one ! Every time there is a different reason like (again foreigner) my wife is part time so can't rent, even if apartment is on my name, my job is not good for them, one time ask company for insurance, one time ask a real person but, our guarantor is too old (lol).

So today's agency was LEAD TRUST. this is maybe the most kitanai agency I went.

First we asked to visit 2 apartment at phone and they said ok. When we arrive, we waited 15 minutes (we were only customer for 5 staff) without reasons. Then when arrive staff, they asked our situation and finally find a lot of reason we cannot visit those apartment BUT, they start to introduce other, more expensive, different place... well... Totally fishing agency. We said, anyway, we want visit this and lol, they acting call the owner (I am tall than normal, I can see easy behind things) they didn't called and just said "owner said cannot visit because of our situation...

After just said "enough" and leave...

The office was at Ikebukuro....

So keep going, don't give up !

Never trust completely apartment by phone or the one by internet, it's fishing.
I don't know what is your job and your wife one but remember, the rent has to be a maximum of 30% of your salary.
Did you go to the agencies I recommended you ? Many of my friends found in less than 1 or 2 weeks!

When I was so tired to repeat and write the request form, I created mine at home and printed it.
I wrote all details (name, company, job, phone etc.) and my request (2DK, no tatami, toilet separated etc..). Then, I went to several agencies giving the document and saying "sorry guy, I don t have time, if you have something than can fit with me, contact me". Some got surprised or refused, others contacted me. At least, they know your "profile" and try to propose you what you want and you don't waste time/energy with stupid agencies!!!!
